Tanggung Jawab
- Develop and execute comprehensive market expansion strategies to increase HOKBEN's brand presence.
- Identify, evaluate, and secure high-traffic retail property sites through data-driven site selection models.
- Lead complex negotiations with property developers, landlords, and commercial real estate agents to ensure favorable lease terms.
- Manage the end-to-end site development lifecycle, from initial scouting and financial feasibility to handover.
- Conduct deep-dive competitive analysis and consumer demographic research to forecast outlet performance.
- Collaborate with internal cross-functional teams including Legal, Finance, and Operations to ensure alignment on expansion goals.
- Monitor and report on ROI for new store openings, optimizing capital expenditure strategies.
Kualifikasi
- Bachelor’s degree in Business, Real Estate, Economics, or a related field; MBA is highly preferred.
- Minimum 8-10 years of experience in business development, retail site selection, or property management within the F&B or retail sector.
- Strong financial acumen, specifically in P&L management, ROI analysis, and market feasibility studies.
- Exceptional negotiation and interpersonal skills with the ability to build long-term relationships with stakeholders.
- Proficiency in GIS tools or other location intelligence software is a strong advantage.
- Fluent in Indonesian and English with excellent reporting and presentation capabilities.
- Demonstrated ability to lead high-performing teams and manage complex, multi-site projects simultaneously.
