Tanggung Jawab
- Oversee and manage all daily building operations, maintenance, and repair activities.
- Develop and manage annual maintenance budgets and track operational expenses.
- Negotiate, manage, and review contracts with external vendors, contractors, and service providers.
- Ensure strict compliance with health, safety, and building security regulations.
- Supervise, train, and schedule maintenance staff, cleaners, and security personnel.
- Conduct regular property inspections to identify and resolve maintenance issues promptly.
- Serve as the primary liaison for tenants, addressing inquiries, complaints, and emergencies professionally.
- Prepare and present regular operational and financial reports to senior management.
Kualifikasi
- Bachelor's degree in Civil Engineering, Architecture, Property Management, or a related field.
- Minimum of 3 years of proven experience in building management, facility maintenance, or operations.
- Strong leadership and team management skills with excellent interpersonal abilities.
- Solid understanding of building systems, including HVAC, electrical, plumbing, and fire safety.
- Excellent problem-solving capabilities and the ability to handle emergency situations calmly.
- Strong financial acumen with experience in budgeting and vendor negotiation.
- Proficiency in using property management software and Microsoft Office Suite.
- Willingness to be on-call for emergency situations outside of regular working hours.
