Are you an experienced Licensed Mechanical Engineer with a passion for building operations and property management? Pro-Excel Property Managers, Inc. is seeking a dynamic Lead Property Engineer to oversee the technical operations and maintenance of the prestigious Grand Cenia property in Cebu City.
In this high-impact role, you will lead a dedicated team to ensure the highest standards of safety, efficiency, and comfort for our tenants and guests. You will be responsible for the end-to-end management of all building systems, ensuring compliance with local regulations and optimizing operational performance. Tanggung Jawab
- Lead and supervise the building engineering team in the daily operation, maintenance, and repair of all mechanical, electrical, and plumbing systems.
- Develop and implement comprehensive preventive maintenance programs to minimize downtime and extend equipment life.
- Conduct regular site inspections to ensure adherence to safety protocols, building codes, and environmental regulations.
- Manage technical vendors, contractors, and service providers to ensure quality workmanship and cost-effective delivery.
- Analyze energy consumption patterns and implement efficiency improvements to reduce operational costs.
- Respond promptly to emergency maintenance issues, providing technical solutions under pressure.
- Prepare and manage the property’s engineering budget, including capital expenditure planning and monitoring.
- Maintain accurate records of maintenance activities, equipment status, and compliance documentation.
Kualifikasi
- Must be a Licensed Mechanical Engineer (BSME).
- Minimum of 3-5 years of experience in property management, facilities engineering, or building maintenance.
- Strong technical expertise in HVAC, fire protection systems, building management systems (BMS), and electrical distribution.
- Proficiency in local building laws, safety standards, and environmental health compliance.
- Excellent leadership, communication, and interpersonal skills with the ability to manage a multidisciplinary team.
- Proven ability to troubleshoot complex mechanical systems and manage multiple priorities in a fast-paced environment.
- Strong computer literacy, particularly in MS Office and Computerized Maintenance Management Systems (CMMS).
- Ability to work flexible hours and respond to property emergencies as required.
