Are you a dynamic professional with a keen eye for real estate and business expansion? PT Solusi Gadai Pintar is seeking a motivated Site Acquisition Officer to drive our physical footprint growth across Jakarta. In this pivotal role, you will be the face of our expansion strategy, identifying prime locations for our new 'Pandai Emas' branches and upcoming strategic projects.
You will be responsible for the end-to-end site acquisition lifecycle, from initial field scouting and demographic assessment to lease negotiation and site recommendation. We are looking for someone who thrives in the field, possesses excellent communication skills, and has a deep understanding of the Jakarta property market. Tanggung Jawab
- Conduct extensive field surveys to identify high-potential locations for new branch openings.
- Perform comprehensive feasibility studies, including foot traffic analysis and competitor density assessment.
- Build and maintain strong relationships with property owners, landlords, and local stakeholders.
- Negotiate lease terms, rental prices, and contract conditions to ensure cost-efficiency.
- Prepare detailed site assessment reports and recommendations for senior management review.
- Coordinate with legal and internal teams to ensure all site acquisition documents are compliant.
- Manage the handover process from site selection to the commencement of branch fit-outs.
Kualifikasi
- Bachelor’s degree in Business, Property Management, Civil Engineering, or a related field.
- Minimum 2 years of experience in site acquisition, property leasing, or business expansion.
- Strong understanding of Jakarta’s real estate market dynamics and zoning regulations.
- Proven ability to negotiate effectively with landlords and property management firms.
- Excellent communication and interpersonal skills, with the ability to build rapport at all levels.
- High mobility and willingness to conduct field work throughout Jakarta Selatan and surrounding areas.
- Strong analytical skills with proficiency in Microsoft Office (Excel and PowerPoint).
- Ability to work independently with minimal supervision while meeting tight expansion deadlines.
