Tanggung Jawab
- Conduct thorough site surveys and feasibility studies to identify high-potential locations for new store openings and expansions.
- Negotiate complex lease agreements, renewals, and contract amendments with property owners, landlords, and brokers.
- Build and maintain strong, long-term relationships with key stakeholders, including developers, real estate agents, and internal teams.
- Analyze market trends, rental rates, and occupancy levels to provide strategic recommendations to senior management.
- Coordinate closely with Operations, Legal, and Finance teams to ensure smooth site handovers and regulatory compliance.
- Monitor lease expirations and manage the lease portfolio to optimize cost-efficiency and asset utilization.
- Conduct competitive landscape analysis to identify emerging retail hubs and growth opportunities.
Kualifikasi
- Bachelor’s degree in Business Administration, Real Estate Management, or a related field.
- Minimum of 4-6 years of proven experience in site acquisition, real estate leasing, or commercial retail operations.
- Strong negotiation and communication skills with a demonstrated track record of closing deals and managing relationships.
- Excellent networking abilities and deep knowledge of the Greater Jakarta real estate market.
- Proficiency in MS Office applications and real estate management software.
- Ability to travel extensively and work flexible hours as required by business needs.
- Strong analytical skills with attention to detail regarding lease terms and site conditions.
