Eastern & Oriental Berhad (E&O), a premier name in Malaysian property development, is seeking a dedicated and experienced Assistant Manager - Property Management to oversee our prestigious developments in Kuala Lumpur. As the Assistant Manager, you will be the cornerstone of our post-sales operations. Your primary focus will be managing the daily operations and defects management for our high-end property development projects. You will act as the key liaison between the developer, purchasers, and the Management Corporation (MC) or Joint Management Body (JMB), ensuring flawless handovers and the prompt resolution of all post-handover issues. Your role will involve coordinating with contractors and consultants to execute defect rectifications, managing the defect liability period (DLP), and implementing comprehensive preventive maintenance programs. You will bring a meticulous eye for detail to regular site inspections and ensure full compliance with the Strata Management Act. Tanggung Jawab
- Oversee the full spectrum of daily property management operations for assigned residential and commercial developments.
- Manage the entire defects liability period (DLP) process, ensuring timely, high-quality rectification of all snags and complaints.
- Coordinate and supervise contractors and vendors for maintenance, repairs, and capital improvement works.
- Conduct regular, detailed site inspections to ensure adherence to E&O's stringent quality standards and regulatory requirements.
- Prepare and present comprehensive management reports, budgets, and maintenance plans to stakeholders and management committees.
- Facilitate the smooth transition of common property from the developer to the JMB or MC, including assets, documents, and sinking fund requirements.
- Serve as the primary operational contact for homeowners and residents, addressing feedback, queries, and issues with professionalism and efficiency.
- Ensure strict compliance with the Strata Management Act 2013, Building By-Laws, and other relevant local regulations.
Kualifikasi
- Bachelor's Degree in Property Management, Real Estate Management, Building Surveying, or a related field.
- Minimum of 3 to 5 years of solid experience in property management, specifically focusing on post-handover and defects management.
- In-depth working knowledge of the Strata Management Act 2013 and local housing development laws in Malaysia.
- Exceptional communication and negotiation skills in both English and Bahasa Malaysia (spoken and written).
- Proven track record in managing multiple stakeholders effectively, including contractors, consultants, and homeowner associations.
- Highly organized, detail-oriented, and capable of working independently under tight deadlines in a fast-paced environment.
- Proficient in Microsoft Office Suite (Excel, Word, PowerPoint) and familiar with property management software.
- Possess a valid driving license and own transport for regular site visits across the Klang Valley.
