Tanggung Jawab
- Oversee the comprehensive daily operations, maintenance, and administrative functions of the assigned property.
- Supervise onsite personnel, including security, housekeeping, and technical maintenance teams, to ensure high performance.
- Develop and implement preventive maintenance programs for all building systems, including HVAC, electrical, and plumbing.
- Manage relationships with external contractors and vendors, ensuring service level agreements and quality standards are met.
- Handle tenant concerns, inquiries, and lease-related matters with a focus on high retention and satisfaction.
- Monitor and manage the annual operational budget, identifying opportunities for cost savings and efficiency improvements.
- Ensure the building remains in full compliance with fire, health, safety, and local building code regulations.
- Conduct regular site inspections and prepare detailed reports on property status and recommended improvements.
Kualifikasi
- Bachelor’s degree in Engineering (Civil, Electrical, Mechanical), Architecture, or Business Administration.
- Minimum of 3–5 years of professional experience in building or property management, preferably in residential or commercial high-rise.
- Strong knowledge of building management systems, facilities maintenance, and local safety protocols.
- Proven leadership skills with experience managing multi-disciplinary onsite teams.
- Excellent communication and interpersonal skills for effective tenant and stakeholder management.
- Proficient in Microsoft Office Suite and property management software.
- Ability to work under pressure and respond effectively to emergency situations outside of standard business hours.
- Strong financial acumen for budget preparation and expense tracking.
