In this role, you will manage the complete financial operations for a dynamic portfolio of residential and commercial properties. You will be responsible for full-cycle accounting, trust account management, financial reporting, and ensuring strict compliance with regulatory standards. Your analytical skills will be critical in identifying trends, optimizing cash flow, and providing actionable insights to property managers and stakeholders. You will handle complex reconciliations, intercompany transactions, and liaise directly with external auditors.

- Manage end-to-end accounting for a diverse property portfolio, ensuring accuracy and timeliness of all financial data.
- Prepare monthly management accounts, financial reports, and variance analysis for client review.
- Oversee trust accounting, including tenant deposits, rental income reconciliation, and landlord disbursements.
- Handle complex bank reconciliations, intercompany transactions, and loan schedules.
- Process VAT/GST returns, ensuring compliance with local and international tax regulations.
- Lead month-end and year-end closing procedures, including journals, accruals, and prepayments.
- Assist in external audits, providing necessary documentation and explanations.
- Identify and implement process improvements to enhance efficiency and financial controls.
Kualifikasi
- Bachelor's degree in Accountancy, Finance, or a related field. CPA qualification is a strong advantage.
- Minimum of 3-5 years of experience in general accounting, preferably within the property, real estate, or service industry.
- Proven experience with trust accounting or property management accounting is highly desirable.
- Advanced proficiency in accounting software (e.g., Xero, QuickBooks, MYOB, or similar ERP systems).
- Strong knowledge of accounting standards (IFRS/GAAP) and tax regulations (BIR).
- Excellent analytical, problem-solving, and organizational skills with meticulous attention to detail.
- Ability to work independently, prioritize tasks, and meet strict deadlines in a fast-paced environment.
- Excellent written and verbal communication skills in English.
