Metropolitan Land Tbk (Metland), a distinguished and award-winning property developer in Indonesia since 1994, is expanding its footprint in North Sulawesi. We are seeking a visionary and seasoned professional to join our executive leadership team as General Manager Residential based in Manado.
This is a strategic leadership role responsible for the end-to-end management of our prestigious residential property development projects. As the General Manager, you will have the autonomy to drive project execution, manage cross-functional teams, and ensure our developments consistently meet the highest standards of quality, timeliness, and profitability. You will report directly to the Board of Directors and act as the key driver of our regional growth strategy in Sulawesi.
About You: The ideal candidate is a strategic thinker and a hands-on leader with a deep understanding of the Indonesian property market, particularly in Eastern Indonesia. You possess a robust blend of technical expertise (Civil Engineering/Architecture), commercial acumen, and strong negotiation skills. A proven track record in managing large-scale residential projects from inception to handover is mandatory.
Your ability to navigate complex stakeholder relationships, including government bodies, contractors, and financial institutions, will be critical to your success. You will be responsible for cultivating a high-performance culture within your team and driving innovation in design and construction methodologies.

Tanggung Jawab
- Oversee the complete lifecycle of residential property development projects, from initial feasibility studies and land acquisition to construction, marketing, and project handover.
- Develop and implement strategic business plans and annual budgets for the residential division in alignment with corporate goals.
- Lead, mentor, and manage a multi-disciplinary team of professionals, including project managers, engineers, architects, and sales/marketing teams.
- Drive operational excellence by optimizing processes, managing project timelines, and ensuring strict cost control to maximize profitability.
- Establish and maintain strong relationships with key stakeholders, including government authorities, regulatory bodies, contractors, suppliers, and financial partners.
- Monitor market trends, customer preferences, and competitor activities to identify new business opportunities and ensure product competitiveness.
- Ensure all projects comply with building codes, safety regulations, and company quality standards.
- Report directly to the Board of Directors on project performance, financial status, and strategic recommendations.
Kualifikasi
- Bachelor’s degree (S1) in Civil Engineering, Architecture, or a related field. A Master’s degree is highly advantageous.
- Minimum 10–15 years of progressive experience in the property and real estate development industry.
- At least 5 years of experience in a senior leadership role such as General Manager, Project Director, or Operations Director.
- Proven track record of successfully delivering large-scale landed residential or high-rise apartment projects.
- Deep understanding of the property business in Indonesia, including regulatory frameworks, financing, and market dynamics.
- Excellent leadership, strategic thinking, and problem-solving capabilities.
- Strong negotiation, communication, and interpersonal skills, with the ability to engage effectively with diverse stakeholders.
- Willingness to be based full-time in Manado, North Sulawesi.
