Are you a seasoned technical leader with a passion for building performance and infrastructure excellence? Rukita is seeking a dedicated HVAC Manager to lead our climate control operations in Jakarta. In this pivotal role, you will be the backbone of our tenant experience, ensuring that our properties maintain optimal comfort, efficiency, and safety through expert HVAC system management.
As our HVAC Manager, you will oversee a diverse portfolio of assets, leading technical teams and third-party vendors to execute rigorous preventive maintenance programs. You will be responsible for diagnostic troubleshooting, energy efficiency optimizations, and strategic planning for equipment lifecycle upgrades. This is a high-impact position where your technical expertise will directly influence our operational excellence and sustainability goals.
Tanggung Jawab
- Develop and execute comprehensive preventive and corrective maintenance schedules for HVAC systems across all Rukita properties.
- Lead and mentor technical field teams to ensure adherence to safety standards and high-quality service delivery.
- Perform complex diagnostic testing and troubleshooting on chillers, VRV/VRF systems, and cooling towers.
- Optimize system performance to reduce energy consumption and operational costs without compromising tenant comfort.
- Manage relationships with external HVAC contractors, ensuring SLAs and project timelines are strictly followed.
- Prepare regular technical reports and budgets for HVAC infrastructure upgrades and emergency repairs.
- Ensure full compliance with local building codes, safety regulations, and environmental health standards.
Kualifikasi
- Bachelor’s degree in Mechanical or Electrical Engineering (or a relevant technical certification).
- Minimum of 5 years of experience in HVAC operations, preferably in residential, hospitality, or commercial property management.
- Deep technical knowledge of VRV/VRF systems, AHUs, cooling towers, and building management systems (BMS).
- Proven track record in team leadership and vendor management.
- Strong analytical and troubleshooting skills with the ability to work under pressure during emergency repairs.
- Excellent communication skills with the ability to translate technical concepts for non-technical stakeholders.
- Proficiency in using maintenance management software and basic project management tools.
