We are seeking an experienced and proactive Manager – Leasing to lead our Leasing Department at Paradigm Mall JB. As the Manager of Leasing, you will be the driving force behind the mall's commercial success. You will stay ahead of retail trends, identifying high-potential brands and negotiating complex agreements that align with our long-term vision. This role requires a blend of creative curation and rigorous financial discipline to ensure the mall remains a premier destination for shoppers and a profitable hub for retailers.
The successful candidate will lead the end-to-end leasing process, from strategic planning to tenant relationship management. Tanggung Jawab
- Develop and implement strategic leasing plans to achieve 100% occupancy and maximize gross rental income.
- Identify, target, and secure high-quality international and local tenants to optimize the mall's retail mix and positioning.
- Lead lease negotiations, including new tenancies, renewals, and rent reviews, ensuring favorable terms for the mall.
- Conduct comprehensive market research and competitor analysis to identify emerging retail trends and consumer behaviors.
- Manage the entire leasing cycle, coordinating with legal and operations teams for contract execution and tenant fit-outs.
- Foster and maintain strong professional relationships with existing tenants and retail groups to ensure high retention.
- Prepare regular leasing reports, budget forecasts, and occupancy analysis for senior management review.
- Collaborate with the Marketing department to create synergy between tenant offerings and mall promotions.
Kualifikasi
- Bachelor’s Degree in Real Estate Management, Property Management, Business Administration, or a related field.
- At least 5-7 years of professional experience in retail leasing, specifically within a large-scale shopping mall environment.
- Strong existing network of retailers, brand owners, and property consultants in Malaysia.
- Exceptional negotiation and communication skills with a proven ability to close complex commercial deals.
- Sound understanding of tenancy laws, property market dynamics, and financial modeling.
- Results-driven mindset with the ability to thrive under pressure and meet aggressive revenue targets.
- Fluency in English and Bahasa Malaysia is required; proficiency in Mandarin is a significant advantage.
- Strong leadership skills with experience managing a dedicated leasing team.
