Bellworth Developments Sdn Bhd is seeking a dynamic and highly analytical Manager / Senior Manager of Business Development to spearhead our growth in the property development sector. This is a strategic role focused on the identification, evaluation, and acquisition of new land banks and project opportunities that align with our corporate vision.
As a key member of the development team, you will be responsible for transforming raw data and market insights into actionable investment strategies. You will lead the charge in conducting comprehensive feasibility studies, ensuring that every potential project is backed by rigorous financial modeling and market intelligence. Tanggung Jawab
- Identify and source potential land banks and redevelopment opportunities through a robust network of agents, landowners, and government authorities.
- Conduct detailed financial feasibility studies, including cash flow projections, IRR, NPV analysis, and sensitivity analysis for new projects.
- Perform extensive market research and economic analysis to identify emerging trends, demand-supply gaps, and competitive positioning.
- Liaise with external consultants, architects, and town planners to develop preliminary project concepts and development mixes.
- Navigate and manage the land acquisition process, including due diligence, legal documentation, and regulatory compliance.
- Prepare and present high-quality investment proposals and board papers for senior management approval.
- Build and maintain strategic relationships with joint venture partners and stakeholders in the property industry.
Kualifikasi
- Bachelor’s Degree in Real Estate Management, Property Investment, Finance, Town Planning, or a related discipline.
- At least 8-12 years of experience in Business Development or Land Acquisition within the Malaysian property development industry.
- Advanced proficiency in financial modeling and project valuation techniques.
- Strong understanding of local authorities' requirements and the National Land Code.
- Excellent negotiation skills and a proven track record of successfully closing land deals.
- Strategic thinker with the ability to work independently in a fast-paced environment.
- Strong command of English and Bahasa Malaysia; ability to speak Mandarin is an added advantage.
