We are seeking a dynamic Property Manager to oversee residential properties in Mandaue City, Cebu. This full-time role requires a professional who can ensure optimal property performance while maintaining tenant satisfaction and regulatory compliance. You will be responsible for the complete lifecycle management of residential assets, from marketing vacancies to finalizing lease agreements and handling daily operational challenges.

- Manage daily operations of residential properties including tenant relations, lease administration, and rent collection
- Conduct property inspections, maintenance oversight, and vendor coordination
- Develop and implement property marketing strategies to minimize vacancy rates
- Prepare financial reports, manage budgets, and ensure compliance with lease agreements
- Handle tenant inquiries, resolve disputes, and enforce community policies
- Coordinate property improvements and renovations within budget constraints
- Maintain accurate records and documentation for all property transactions
- Stay updated on local real estate laws and regulatory requirements
Kualifikasi
- Bachelor's degree in Business Administration, Real Estate, or related field
- Minimum 2 years of property management experience in residential settings
- Strong knowledge of landlord-tenant laws and Cebu municipal regulations
- Proficiency in property management software and financial reporting tools
- Excellent negotiation and conflict resolution skills
- Ability to multitask and prioritize in a fast-paced environment
- Valid driver's license with reliable transportation for site visits
- Professional certification in property management (e.g., CPM) preferred
