Tanggung Jawab
- Conduct detailed cost analysis and feasibility studies for new property development projects.
- Manage the end-to-end tender process, including the preparation of Bill of Quantities (BQ) and comprehensive tender documents.
- Evaluate tender submissions, perform price negotiations, and provide award recommendations.
- Administer construction contracts, verify site measurements, and process progress claims.
- Identify, analyze, and manage project risks, including the assessment of variation orders (VOs).
- Liaise regularly with consultants, contractors, and internal stakeholders to ensure adherence to budgets.
- Prepare monthly financial reports, cost forecasts, and cash flow projections for management.
- Oversee the final account closing process and ensure all contractual obligations are met.
Kualifikasi
- Candidate must possess a Diploma or Bachelor’s Degree in Quantity Surveying or a related field.
- A minimum of 2-3 years of relevant experience within the property development or construction industry.
- Strong understanding of standard forms of contract (PAM, PWD) and Malaysian construction law.
- Proficiency in Microsoft Office, particularly Excel, and experience with QS software like Glodon.
- Excellent analytical skills with a sharp eye for detail and financial accuracy.
- Proactive communication and negotiation skills in English and Bahasa Malaysia.
- Ability to work independently and manage multiple project timelines effectively.
